Commission recommends Beckett Parkway lot split; no immediate development proposed

On April 14 the North Ridgeville Planning Commission recommended approval of a minor subdivision that splits a 93.09‑acre industrial parcel on Beckett Parkway into several industrial lots, noting that no new development is proposed at this time.
Staff explained that minor subdivisions generally qualify for administrative approval but this split requires commission review because it would extend Beckett Parkway, a private street. Engineering asked that all easements and encumbrances be shown on the plat. Ken Harp, representing Beckett Thermal Solutions, said the parceling is to provide flexibility for future transactions and that easements will remain in place.
Neighbors asked about potential traffic patterns and long‑term plans for Race Road. Planning and engineering staff said no development applications were pending and that any future project would require separate planning and traffic review; staff noted a preliminary feasibility study has been started for an overpass at Race Road with construction likely after 2030.
The commission voted unanimously to recommend the lot split; planning staff will forward the recommendation to Council for final action.
