The planning commission discussed proposed revisions to sign regulations on April 15 that would change how signage is measured for shopping centers and multi-tenant parcels. Staff presented a model that would allow each business on a single parcel with multiple tenants to have a front wall sign sized to a percentage of its storefront.
"Maybe amending 9.6 0.2, signage allowed by district, and add the underlined in there that says, except where a single parcel contains more than 1 business, each business may have a front wall sign not exceeding 10% of the square footage of tenant front facade," staff explained, outlining a per-tenant 10% measure rather than aggregating all tenant signage into a single total.
Commissioners raised concerns about very large storefronts producing oversized signs if percentage-only rules are used; several asked for a hard cap on a primary sign. After discussion of different caps (200, 250, 300 square feet) commissioners coalesced around a working approach: allow up to 10% per tenant and set the main sign no greater than 250 square feet, with additional smaller or supplemental signs counting toward the overall 10% allowance. Staff will prepare precise code language and numeric caps for the commission to review at a subsequent meeting.
