The Montgomery County Commission on March 11 approved the sale of a 6.6‑acre lot in the Montgomery County Industrial Park East, voting unanimously to accept staff recommendations and associated appraisal materials.
Packet materials included an appraisal authored by Valbridge Property Advisors (effective date Dec. 23, 2024) that found an as‑is market value of $75,000. The appraisal described the parcel as a 6.6‑acre site encumbered by approximately 3.8 acres of wetlands, 1.8 acres of building‑line restrictions and a 0.3‑acre drainage easement, leaving a reported usable area of roughly 0.7 acres. The appraisal lists the Montgomery County Commission as the owner and identifies a contract with Stoneybrooke, LLC in the addenda.
Why it matters: the appraisal shows the property’s gross acreage and explains why the usable land area is substantially smaller than the legal acreage due to wetlands and easements. The sale is part of the county’s disposition of industrial property and may enable private development or investment subject to wetland and permitting constraints.
How the commission acted: Commissioner Castanza moved to approve the sale; Commissioner Sankey seconded, and the motion carried unanimously.
What to watch: the appraisal and deed materials note wetlands and flood‑zone issues; any buyer will need to address permitting, wetland mitigation and right‑of‑way conditions as required by state and federal law. The Valbridge report also lists the client and intended user as Colonial Real Estate Investments, Inc., and notes a contract/grantee listed as Stoneybrooke, LLC in the report addenda.
The Commission’s vote authorizes the sale per the county agenda; staff will proceed with transactional steps and any required environmental or permitting reviews before closing.
