Riley Pudney, development coordinator, told the commission the plat maintains required open space (exceeding the requirement by about 18% active space) and that lots meet a minimum of roughly 5,200 square feet. The applicant requested a variance for sidewalk connectivity on Grafton Avenue because of steep terrain; staff and the applicant proposed a single‑side sidewalk on Grafton to address the grade while preserving connectivity.
Fire services said response coverage exists in the area and that the proposed street network provides additional connection options for emergency access. Commissioners moved to approve the preliminary plat and the variance; the motion passed by roll call.
The approval allows the applicant to proceed to construction‑plan submittal and subsequent construction‑plan review and permitting. Staff noted the plat remains subject to standard construction‑plan conditions and inspections.
