The Board of Zoning Adjustments approved a lot-area variance that permits one resulting parcel at 1211 and 1213 Cedar Street Southwest to be 3,350 square feet smaller than the R S 10 zoning district minimum so two existing dwellings can be separated onto individual parcels.
Planning staff presented Variance 260331-04 and recommended approval, saying the dwellings already exist and the request restores a more typical ownership pattern. Staff characterized the hardship as not self-imposed and rooted in the property’s original development; granting the variance would allow one parcel to meet all applicable requirements while the second parcel — though undersized — would accommodate the existing structure and maintain neighborhood character.
Ben Wood, who identified himself as the petitioner and said he lives in Priceville, told the board he plans to purchase the property and subdivide it so each unit has its own 911 address. He explained that a flag lot was recommended to ensure both parcels have access to the sewer main.
A motion to approve the variance was made and seconded. The roll call recorded affirmative votes and the chair announced the variance approved.
The approval moves the subdivision forward to planning commission and permitting stages, and the petitioner said he will continue through the required processes.
