Planning commission approves multiple subdivisions and variances, postpones Frederickson deck variance

The Petersburg Borough Planning Commission approved several land-use applications and took one postponement on matters before it at the meeting.
The commission approved a minor subdivision application from American Cruise Lines for property at 121 Dock Street after no public testimony and a motion moved by Commissioner (voice 3) and seconded by the Chair.
The commission approved a variance for Ken Howard to allow construction of a garage and carport within 5 feet of the side property line and 15 feet of the rear at 1006 North Nordic Drive. Commissioner (voice 5) moved to approve, citing lot-width constraints and existing nonconforming conditions; the motion carried by roll call.
The commission recommended that the borough assembly approve the sale of borough-owned Lot 2 Block 245 USS 1252A (505 Mill Street) to Taylor Jensen with conditions requiring either consolidation with the applicant's adjacent lot or granting a utility easement to enable service to the parcel; Commissioner (voice 3) moved the recommendation and the commission approved it by roll call.
On the Frederickson request for a deck at 701 Rambler Street, Aaron Bowler (representing Scott and Stacy Frederickson) clarified inconsistent measurements in public notices and staff reports and said neighbor Ron Bushman had given verbal approval for the east-side encroachment. Commissioners raised fire-code spacing and variance-criteria concerns; the commission voted to postpone action to a date certain and asked the applicants to resubmit the application with the deck set back 5 feet from the neighboring property and with supporting letters or documentation.
Joyce Cummings' application to resubdivide property at 188 Midcoff Highway was approved via Resolution 2026-0305 to create two lots; Commissioner (voice 5) moved the resolution and the motion passed by roll call.
The commission also reviewed Sandy Beach Holdings' major subdivision at 410 Sandy Beach Road. Applicant Steve Hurst said roads, drinking water, wastewater and power site improvements were installed but state approvals for water and wastewater were not filed within the prior approval window. Staff explained the commission must determine the final plat is substantially the same as the preliminary plat before final plat submission; commissioners asked specific questions about culverts and existing fill pads and then voted to allow the applicant to move forward toward final plat submission.

The commission closed the business portion of the meeting and moved on to a non-agenda discussion about wireless communication overlay zoning and potential separate treatment for data centers.
