Planning staff updated the board Tuesday on a pending private development at the 1700 block of Ocean Shore, saying the property owner (Mr. Barnhill) has met with staff, agreed to revise some design features and will stabilize about 150 feet of the adjoining alleyway.
Lupita said Mr. Barnhill "has been a willing applicant" and that engineers asked for design adjustments, including lowering a roofline and reworking some features so the building does not appear as much of a box. She said staff provided engineering detail to the applicant’s engineer to stabilize the alleyway and that the project will proceed to the city commission for final approval with the stated conditions.
Board members asked whether the applicant would return for additional review; staff said the matter goes to the city commission and is not expected to return to the planning board unless required through the commission process. The applicant is also expected to add a keystop to allow front access while parking remains at the rear as guided by existing standards.
The board noted these site adjustments in the context of routine plan-review comments and staff follow-up. No formal motion or additional action was taken at the planning-board meeting; staff will continue coordination with the applicant and return documents to the commission.
