The Boulder City Planning Commission on July 16 voted to forward a zoning‑conformance review and single‑family development allotment request for 375 Crystal Court to the allotment committee for evaluation and rating.
City planner Nikeshia Lyons said the request concerns two adjacent vacant lots in Lake Mead View Estates No. 3 (373 and 375 Crystal Court). Lyons explained that the owner‑builder exemption applies to the dwelling proposed for 373 Crystal Court and that the applicant therefore seeks a development allotment for construction year 2025–2026 for 375 Crystal Court. Lyons told the commission that the proposed home complies with applicable provisions of the R‑110 zoning district and described the allotment counting rules under Title 11.
Members of the commission had no substantive questions for the applicant or staff during the presentation; a motion to forward the request to the allotment committee for evaluation was made and seconded and the commission voted in favor. The clerk confirmed the agenda had been posted in accordance with Nevada open‑meeting law and indicated that two members were participating via teleconference.
