Ken Morris, the district’s administrative liaison, said infrared scanning identified wet insulation locations. The proposal — prepared by David Maines — would remove wet insulation down to the deck in affected areas, install new insulation and membrane, and stop the spread of moisture so the district can pursue a planned roof restoration in a later capital cycle. "This is not a replacement, but a repair, this summer," Morris said, adding that a restoration could follow in the district’s capital plan with a full warranty period.
Morris told the committee the estimate for repair work came in "under $90,000," below prior estimates of about $100,000. He said the repair approach aims to extend the roof’s service life and save money compared with a full replacement now. Committee members asked whether vendors were checked for price and quality; Morris said the work falls under the Keystone Purchasing Network procurement process and that line-item costs and manufacturer oversight (Tremco cited) provide additional review.
A committee member praised the quality of recent roof work performed by the same contractor at the high school and the middle school and supported moving the item forward. The Facilities Committee did not take a formal procurement vote at the April 14 meeting; Chair Lauren Rosenblum said the item would move to the next meeting for further action.
Next steps: the repair scope and contract will be carried forward to subsequent committee/board action as part of the capital projects process.
