The Hardin County Commissioners Court on Tuesday approved amendments to the county Subdivision Manual to add provisions for townhomes, condominiums and zero-lot-line (zero-lot-line) developments.
Alex Parker, the county’s floodplain administrator, told the court the changes will reduce the need for multiple variances and clarify planning requirements: "We didn't anticipate getting a 0 lot line community or subdivision built in the county. And this will just provide less variances..." Parker said, adding the amendments require water and sewer service for such developments and maintain drainage-plan and detention-pond requirements to prevent runoff onto neighboring properties.
Commissioners asked whether the changes would have negative impacts across precincts and were told the rules would apply countywide where feasible but remain contingent on utilities and drainage standards. The court directed staff to make the revisions to the manual and upload them to the county website; the motion to approve carried on a vote.
