The Austin City Planning Commission on Aug. 12 recommended that the City Council approve a variance to allow expanded detached accessory building area at 1306 7th Avenue Northwest.
Staff member Miss Wallace told the commission the property is zoned R‑1 (single‑family) and sits on approximately 0.19 acres. The petitioner currently has a 440‑square‑foot detached garage and proposes a 26‑by‑36‑foot addition that would raise the total detached area to 1,456 square feet. "The petitioner is actually requesting a variance of 256 square feet. The total detached is 1,456 square feet," Miss Wallace said, noting the city code limits properties under 1 acre to 1,200 square feet for detached accessory structures.
Miss Wallace said the drawing shows a 6‑foot rear setback and that staff had received a neighbor agreement from the property to the east. She also noted that if a property is owned jointly, both owners must sign any neighbor agreement required by the application.
Commissioner Duffy moved to recommend approval of the variance contingent on obtaining the required neighbor signature(s); Commissioner Mayer seconded. The motion carried on a voice vote. The commission's recommendation now goes to City Council for a final decision at its next meeting.
The commission's action is a recommendation only; City Council will make the final determination. The staff packet included photos and the applicant's drawings showing the addition and setback measurements.
