He said the map had expired under statutory timelines and that staff and the planning commission recommend approval subject to conditions, including traffic analysis to determine if off‑site improvements are required.
Sienna Reed, city planner, confirmed the development agreement sets thresholds that will trigger widening of Highland Ranch Parkway and intersection improvements at Pyramid Way and Highland Ranch Parkway; engineering staff reviewed the trip generation letter and found it acceptable for the tentative map stage.
Council member motioned to approve the tentative map and adopt findings T1–T12 and conditions 1–19; the motion carried unanimously.
