The Bryan Planning and Zoning Commission on Nov. 6 recommended that City Council approve a rezoning request for 8.23 acres at 1121 Turkey Creek Road, changing the property from a mix of retail C2 and industrial zoning to a C3 commercial district to encourage commercial redevelopment.
Renee Ocho, presenting the case, said the property currently contains an abandoned manufacturing facility referred to as EndoPlex and that the applicant's stated intent is to allow motor-fuel retail, storage facilities and offices. "The request does align itself with the comprehensive plan," Ocho said, and staff recommended approving the rezoning to provide a buffer between industrial parcels and nearby residential zoning.
No site plan has been submitted yet; Ocho said the applicant described intentions to build a five-flex-space building and retail uses but the commission has not reviewed a formal site plan. The commission opened the public hearing, heard no public comment, moved to adopt the written staff report and voted unanimously to carry the motion recommending approval to City Council.
Next steps: the commission's recommendation will be transmitted to the City Council for consideration under the city's rezoning process.
