The Bryan Planning and Zoning Commission on Jan. 15 approved a planning variance to allow two 15‑foot driveways (30‑foot cumulative) at 714 South Rosemary Drive in the Beverly Estates subdivision.
Staff planner Paige Jackson presented the request, describing the property as a 1.06‑acre lot where an existing structure was demolished and a new detached dwelling was proposed. Jackson said the variance is a five‑foot exception to the access standard that limits residential driveway widths to a maximum of 25 feet, and she recommended approval, noting a similar 30‑foot width variance was granted on a nearby lot in 2023.
Jackson detailed the proposed new house as a two‑story, roughly 6,000‑square‑foot detached dwelling with six bedrooms and 5½ bathrooms; she said the driveways would be improved to concrete and that the site includes a FEMA tributary that constrains developable area. "Staff does recommend approval of this variance," Jackson told the commission. No members of the public spoke on the item.
Commissioner (speaker 4) moved to approve PV25‑24 and to adopt the staff report as the commission’s findings; a commissioner seconded and the motion passed unanimously. Commissioners who spoke cited the recent precedent on the street and the lack of neighborhood opposition.
The variance approval will allow the applicant to proceed with the building permit and site improvements consistent with the approved site plan and driveways.
