The board also approved a 4-foot-11-inch lateral setback variance to allow an open carport at 619 Barb Street (motion passed 9–2) after the applicant said design review had previously approved architectural details and commissioners required gutters to address runoff. A fence/material exception at 155 Holly Street (metal corrugated plus iron elements) passed unanimously with conditions to preserve sight lines and a predominantly open front-yard treatment. An ADU size variance at 210 Country Lane was approved 11–0 based on lot size and separation.
Other small-lot and historic-district requests — including a 28'9" rear-setback reduction for a 313-sq-ft commercial addition at 422 Pereira Street — were approved after staff and the Historic Review body recommended conditions for drainage and design. Several items were postponed to allow neighborhood associations to appear (for example, 122 Villa Vista Drive).
The board repeatedly noted that approvals carried conditions for building, fire and drainage compliance and advised applicants to coordinate with Development Services staff prior to permit issuance.
