Stewart said the property owner likely purchased the lot intending a commercial conversion and asked whether the rezoning would benefit the town beyond private gain.
Commissioners responded that the town’s general plan designates the Highway 40 corridor for limited commercial use and observed that the parcel’s only access is from Highway 40, limiting impacts on interior residential neighborhoods. One commissioner noted the 1-acre parcel cannot practically support a new single-family house, reducing the stated residential benefit.
On a roll call vote the motion to recommend rezoning to commercial carried with a majority of commissioners voting in favor. The recommendation will be forwarded to the town council for final action.
