The Planning Commission voted to approve the preliminary replat of HP Greeley Subdivision 9th, a 12.86-acre site to be divided into three replatted lots and one outlot with a dedicated 6th Street right-of-way.
During the public hearing, Dylan Belanger of the City of Greeley Engineering Development Review answered commissioner questions about the future design of the 6th Street intersection. Belanger said the intersection is not planned to be signalized in the short term and "it's not gonna be a signalized intersection in the short term or in the foreseeable future," adding that within a 20-year horizon the project is not expected to be signalized. He also said there are no acceleration or deceleration lanes included with the current proposal.
A commissioner read the staff finding that the proposed replat meets development code section 24 2 0 3 b 1 subsections a through I and moved to approve the request. The motion was seconded and the commission carried the motion by voice vote; the transcript does not record a roll-call tally.
The approval advances the preliminary subdivision; the transcript does not include details on utilities, phasing or an implementation timeline. The public hearing record showed no in-person or online public commenters who spoke during the hearing.
