Developer Steve Pittman of Pittman Investors described the building materials, massing and landscape buffering and said the plan is smaller than a previously approved 60,000-square-foot proposal for the same site.
Neighbors raised concerns about potential truck deliveries and timing; Pittman said the grocery anticipates approximately three deliveries per week and asserted the loading dock is buffered from adjacent residences by an 8-foot wall and grade changes. The developer said landscaping and an eight-foot screening wall will reduce visibility of service areas.
After discussion, Commissioner (moved the motion) moved to approve the development plan based on the staff report and findings of fact; another commissioner seconded and the motion passed by voice vote. Staff will require a sign package submission for separate administrative review or future commission review per PUD procedures.
What happens next: the petitioner will finalize any outstanding technical items required by staff and submit signage for review; building permits and inspections follow the town’s permitting process.
