Bonham council sets PID hearing, approves Brakes Plus site plan, directs corridor rezoning and denies lake-property offer

Bonham — At its Sept. 8 meeting the Bonham City Council accepted a landowner petition to form a Bonham Lakeside Public Improvement District (PID) and set a public hearing on Oct. 13, 2025.
City Manager Sean Pate described the petition and said the proposed Bonham Lakeside development would cover about 617.9 acres north of Highway 82 and adjacent to the Legacy Ridge Golf Course; John Burnett moved to accept the petition and Kevin Hayes seconded; the motion carried 7-0. The council authorized notice for the public hearing on advisability of creating the PID.
Ross Altobelli said the Planning & Zoning Commission recommended approval of a preliminary site plan for a minor automobile-repair business (Brakes Plus) in the Fix & Feed Addition, Block A, Lot 10A; Allen Sanderson moved and Ernie Quintana seconded approval of the site plan, and the motion carried 7-0.
In a separate discussion, Altobelli outlined staffs proposal to create a new Corridor Commercial District along State Highway 121 and State Highway 56 to encourage office, retail and services while limiting other uses; Council provided direction to proceed with drafting the district and to consider rezoning properties outside the Heritage District Architectural Overlay.
Following a closed executive session to deliberate the purchase or value of real property under Texas Government Code §551.072 (concerning roughly 36.698 acres on the north side of Lake Bonham), the council reconvened and on a motion by Allen Sanderson, seconded by Sam Fox, voted 7-0 to deny the offer.
Those actions complete the items listed under miscellaneous commercial and development business on the council agenda; required notices and public-hearing steps will follow according to city procedures.
