Applicant representative Leah Heinselman said the hotel returns the site to an originally intended hospitality use, describes significant open space and stormwater measures and explained that the design exceeds landscaping and open space minimums. Raj Patel, the applicant, told commissioners the project would support local businesses and tourism and that the hotel would be a Hilton brand operated as a private project that contributes to tax rolls.
Commissioners questioned primary‑façade transparency (windows) on the first floor and confirmed staff findings that the proposal provides 37% primary‑facade transparency where 40% is required; commissioners noted the modest deviation. After further discussion, the board voted 5–0 to adopt staff recommendations and approve both the revised master plan and final site plan.
The applicant thanked staff and commissioners for their work; there was no substantive public opposition during the hearing.
