Freeburg, Ill. — A developer told the Combined Planning & Zoning Board on Jan. 21 that several unsold lots along Freeburg Douglas Road, currently zoned B-2, have had little interest for 20 years and he plans to file a zoning amendment to allow residential use.
Bill Vollmar told the board he would seek rezoning to MR-1 or SR-1. Village Administrator Matt Trout said the board’s consensus was to allow SR-1. Vollmar said he plans to file the zoning amendment in the future.
Separately, staff and engineers reviewed improvement plans for the Murphy Development. Village Engineer Tim Pruett recommended approving the subdivision’s improvement plans, but members raised questions about a private road in the townhouse portion of the project and the Combined Board tabled final approval until its next meeting.
The board also noted the Coffee Pot cafe is looking for a new location and that the chosen site will not accommodate a drive-through window, prompting the business to continue searching.
What happens next: Vollmar said he will file a formal zoning amendment application. The Murphy Development’s improvement plans remain under review and will return to the Combined Planning & Zoning Board for further consideration when the private-road questions are resolved.
