The Planning and Zoning Commission approved an amendment to the Urban Village Plan Development (UVPD‑175) at 503 South Knight Street to allow a larger building footprint and eight additional parking spaces.
Senior planner Daniel described the request to increase the building footprint by 2,300 square feet on a 0.311‑acre lot, noted that three variances to landscape buffer requirements are needed, and recommended approval with additional plant materials along the frontage.
Applicant Ronnie Rushing said the single‑story office building will use hardy board and stone, preserve a front pecan tree, include an 8‑foot fence on the south property line and a curb to prevent runoff to adjacent lower parcels. He said the building will not exceed 35 feet in height and that the developer is willing to add plantings to meet staff guidance.
Commissioners asked about design articulation and landscaping; staff and the applicant confirmed minor changes would be handled as part of final site plan review. The motion to approve passed unanimously, 6–0.
