Glendale board approves lot combination for Iverson; rezoning and permit checks required

The Glendale Town Board approved a lot-combination request from Kade Iverson but emphasized that rezoning and permit validation are required before development can proceed.
Raliegh Franklin told the board that Planning & Zoning reviewed the request and found no reason to deny combining the two lots; members who attended the committee review included Bones, Swannie Jacobs, Tyler Baird and Leland Spencer. Franklin moved to approve the lot joiner and Marshal Cox seconded; the motion passed.
Lori Jensen said one of the parcels appears to be residential while the other is commercial, and that Iverson will need to rezone the residential strip to commercial before continuing. Committee members raised concerns about utility easements and sewer lines running through some lots; the board noted easements would remain even if lots are combined.
Jensen told the board staff could not locate a complete record of prior permits for the property other than two electrical permits and suggested that if earlier permits are expired, the applicant may have to reapply. Iverson participated by phone during discussion.
The board did not grant any waivers to easement requirements and directed that standard rezoning and permitting procedures be followed at Planning & Zoning and subsequent hearings.
