Council approves reimbursement for Self Help Homes; developer schedules groundbreaking

Hurricane City approved a reimbursement agreement with Self Help Homes for street improvements connected to the Sagepointe Phase 5 development.
Staff told the council the total cost to construct the required improvements along Panorama View subdivision is $224,990.91. Sagepointe Phase 5 will use $123,876 in road impact-fee vouchers for 54 lots; the remaining $101,115 will be reimbursed to the developer in cash after preliminary acceptance. Staff recommended approval and indicated the developer must complete the road improvements and receive preliminary acceptance before the cash reimbursement is paid.
Council approved the agreement; staff noted a ribbon-cutting/groundbreaking will take place next week for roughly 15 homes in the development.
The agreement is intended to recover city road capacity costs from development activity while enabling the developer to proceed with affordable housing work in Sagepointe Phase 5.
