The Detroit Lakes Planning Commission approved a variance March 27 permitting Great North Pizza (Satter Holdings LLC) to add a 50-by-64-foot addition at 939 Cormorant Avenue with a 19-foot rear setback instead of the 40-foot requirement.
City staff recommended approval based on five findings of fact: the addition would be adjacent to a wetland and stormwater pond (making the reduced setback less visible), the addition would be consistent with the comprehensive plan as industrial use in an industrial district, the property cannot reasonably be used without the addition due to lot geometry and semi-traffic needs, the circumstances are unique to the property, and the variance would not alter the essential character of the neighborhood.
No members of the public spoke in opposition. A commissioner moved to approve and the motion carried by voice vote.
Next steps: staff will document the variance and conditions in the project file; the applicant may proceed with permitting per the approved variance.
