Commission approves Broadlawn Estates plat and rezoning, annexation to follow

The Detroit Lakes Planning Commission approved preliminary and final plat approval for Broadlawn Estates second edition and a related rezoning to R-2 at its March 27 meeting, subject to conditions the city listed.
City staff said part of the proposed plat at North Tower Road will need annexation from Detroit Township before the city will sign the final plat. Staff recommended approval contingent on required utility and stormwater easements, a $1,656 park dedication fee, a signed development agreement and annexation prior to the city signing the final plat.
Adam Geiger of Meadowland Surveying, representing Raymond Redding (Long Pine Estates LLC), said the submission is a two-lot plat with an existing house and a shed and that the rezone to R-2 is consistent with the comprehensive plan's residential designation. The commission approved the plat and the rezoning by voice votes and staff said the council will hold an annexation hearing in April.
Next steps: staff will track required easements, the development agreement and park-fee payment; the annexation public hearing will be at the April council meeting.
