Owner Mark Mendelmann said he and his team adjusted the floor plans to improve circulation and ADA access, explaining "we separated the bathrooms from the common areas" so the layout would function better for marina guests. Board members discussed window types, trim and column details and whether the oculus was stylistically appropriate; several members described the revised design as more "resorty" and supportive of marina character.
The board confirmed no change to the previously approved GFA or footprint and noted the exterior color palette and materials remained consistent with prior approvals. A motion to approve the changes as presented passed by voice vote.
Next steps: applicant to proceed with permitted construction and maintain previously approved lighting and material details; staff will process as an amendment to the existing ARB approval.
