Resident tells Henry County board reassessment produced steep increase; calls for greater transparency

Jeffrey R. Hodges told the Henry County Board of Supervisors during the April 20 public hearing that his recent reassessment produced a large increase in his taxable value and raised questions about transparency.
Hodges said his home, built in 2016 off Reed Creek, was assessed previously at about $212,000 but after the reassessment was listed at $354,600. “My assessment was already higher than everybody's in my neighborhood,” he said, adding that his assessment rose by about $142,000 in the latest cycle.
Hodges told the board he had difficulty getting information because county mapping data on the GSI site appeared to be limited or “shut down,” leaving only addresses and names visible. He said he was unsure how the county’s parameters or algorithms were set and that the lack of accessible comparative data made it hard to judge whether the increase was fair.
The chair acknowledged Hodges’ concerns and suggested he and his district supervisor discuss the matter after the meeting. No formal board action or response to change assessments was recorded during the hearing.
Hodges’ remarks highlight questions residents often raise in a reassessment year: how market changes and valuation methods affect individual assessments and where residents can find comparative data. The board has scheduled a separate public hearing on tax rates for April 28; any change to rates that increases tax liability beyond advertised caps would require additional advertisement and a hearing.
