Planning Commission recommends rezoning 122.64 acres for Boykin Lakes Phase 5; applicant says 65 acres will be open space

The Town of Pike Road Planning Commission on March 2 recommended that the Town Council consider a zoning map amendment to rezone 122.64± acres south of Boykin Lakes from Agricultural (AG) to Residential (R10) for Boykin Lakes Phase 5.
Planning Director Keith Covington presented the rezoning request. Applicant Blake Rice, representing BSI, Inc., said the proposal would set aside about 65 acres as open space within the 122.64-acre site. Commissioners asked about the ratio of green space, prior rezoning history, connectivity to Vaughn Road on the south side, buffer treatments on the west side of the property and fire access.
During the public hearing two nearby residents spoke. Nick Stewart of 8 North Vaughn Crossing Spur asked whether the subject property runs through the Vaughn Crossing neighborhood; Director Covington clarified that the property lines do not run through Vaughn Crossing and described connectivity at the time of the meeting. Gerald Long of 513 Sage Brook asked whether the application includes plans to alleviate traffic congestion; there was no detailed traffic-mitigation plan presented in the hearing record.
Commissioner Bill Cornwell moved to recommend approval and Commissioner Doug Fuhrman seconded. The commission approved the recommendation by unanimous consent and the item will be placed on the next available Town Council agenda for their consideration.
Next steps: the rezoning recommendation will be forwarded to the Town Council for final action; any conditions, detailed buffering plans, or traffic mitigation measures would be addressed in council review or subsequent site-development approvals.
