Planning commission approves Flight Club special‑use permit for late‑night darts and bar at 5100 Beltline Road

The Addison Planning & Zoning Commission unanimously approved a special‑use permit for Flight Club, a restaurant and indoor social darts venue proposed for 5100 Beltline Road, Suite 776.
Corey Beck, assistant director for Development Services, told commissioners the tenant space (formerly Sherlock’s) is roughly 8,900 square feet with two bar areas and seating for about 308 patrons including patio seating. Beck said the Unified Development Code now permits restaurants but requires a special‑use permit for establishments that operate after 11 p.m.; Flight Club proposes operating until midnight on Fridays and Saturdays, and between roughly 10 and 11 p.m. on other days. Staff’s review noted an ADA access modification that reduced the front patio depth by roughly 3 feet 8 inches, and an on‑site tree mitigation plan that removes four trees and replaces four others on a one‑for‑one basis.
Joy Deo, the project architect representing State of Play Hospitality, described Flight Club as a full‑service restaurant and bar that pairs dining with 'social darts' stations. "This is a full service restaurant and bar with the additional entertainment program of the Akis, allowing a place for social darts," Deo said, noting stations can be reserved for groups and that cameras record highlight throws for customers to share.
Beck told the commission staff had compared local closing times and found the proposed hours are in line with other restaurants in the Village on the Parkway (VOP) area; about 45 percent of the 22 restaurants in the staff sample close after 11 p.m. on Fridays and Saturdays. Staff recommended approval of the SUP based on those findings and on the limited exterior changes proposed.
The commission opened the public hearing and received no public comment. Committee member (speaker 6) moved to approve the SUP; a second was offered and the commission voted 'Aye' with no opposition. The motion carried and the commission welcomed Flight Club to Addison.
The next step for the applicant is to complete any minor site or building permits required for the tenant fit‑out and to submit final signage and exterior material samples if those are subject to administrative review.
