At its Jan. 27 meeting the Chamblee Downtown Development Authority voted unanimously to accept an intergovernmental loan from the City of Chamblee for up to $300,000, approved its 2026 budget and accepted the Peachtree Station 2025 annual report. The board also reviewed security and code-enforcement issues at several DDA-owned properties and directed staff to take short-term measures to secure structures.
The acting chair opened new business by presenting the IGA with the City of Chamblee: the agreement provides up to $300,000 in loan proceeds, initially disbursed in monthly payments of $50,000 beginning Feb. 1, and repayment is due either after the close of the purchase-and-sale or one year after the first payment, according to city staff (S9). The motion to approve the IGA passed unanimously after a member seconded the motion.
Board members said the loan is a short-term lifeline while the DDA continues work on the city-center project and related bond validation. "We need a lifeline right now," the acting chair said, noting current cash-flow constraints reported in the December financials. Jonathan Smith (S2) had earlier described the DDA as "thin" and said the DDA had asked the city for assistance.
The DDA then moved to adopt the 2026 budget, a measure deferred from December; a member (S3) made the motion and the board approved it unanimously. The Peachtree Station representative presented that development's 2025 annual report and a valuation the company proposed that keeps the 2025 value at $47,500,000; the board approved the report on the condition that the DDA accepts the valuation as presented.
On property updates, Ashley (S6), DDA staff, reported that code enforcement and police had observed unsecured doors and open garage bays at Pierce properties and that the Peachtree Road (Vintage Pizza) parcel had a broken window, graffiti and evidence of trespass. Staff bought supplies to secure a commercial garage door (amount stated in the meeting transcript) and are seeking pricing to board up openings and to hire locksmith services; they are also pursuing utility shut-offs and possible cleanup if required. The board emphasized quick action given cold weather and ongoing trespass risks.
