One specific design change noted in the staff presentation was a requested reduction in minimum masonry percentages on building facades: previously a 90% masonry standard, the applicant requested an average masonry percentage per facade in a range staff summarized as roughly 50–88 percent (staff displayed alternate elevations and said the range would be considered per‑facade). Staff also reported that Cadence and Amlee convened a neighborhood meeting on May 15 that drew about 30 attendees and was ‘‘positively received’’ with no substantive criticism reported.
Staff said Cadence does not plan a formal presentation at the regular meeting but both Emily (representing the applicant) and Cadence representatives would attend to answer questions. Commissioners asked for clarity about which units remain rental vs. fee‑simple; staff confirmed no change in previously approved rental multifamily entitlements and that the 56 townhomes are fee‑simple. The PD amendments will proceed to the public hearings as scheduled.
