“Any future development will be subject to transportation concurrency, traffic impact studies and applicable state and federal permits,” Sedlmeier said, noting comments from the South Florida Water Management District flagged potential environmental permitting and water‑conservation best practices that will be addressed at the site‑plan stage.
Lee Dobbins, representing applicant Ashley Capital, said the applicant’s team is proceeding with PNRD preparations and thanked staff for their work. The board adopted the amendment by motion and authorized the chair to sign related documents.
Next steps: the property will be subject to a PNRD review and subsequent rezoning and final site‑plan permitting. The county and applicant will coordinate transportation and concurrency requirements as part of those future reviews.
