Mr. Zenner, the village planning presenter, walked trustees through residential activity from east to west, detailing projects at varying stages of approval and construction including Hudson Pointe 2 (Lennar), Sonoma Trails, Polo Crossing, Jade Estates, Hummel Trails phases, Redwood Phase 3, Piper Glen and the recently opened Reserve at Hudson Crossing North Building.
Following the presentation, a trustee who reviewed the materials presented compiled counts for housing types on current plans: 2,352 single-family homes (about 53% of units on the docket), 1,302 townhomes (about 29%), 100 duplexes (about 2%) and 709 multifamily units (about 16%). The trustee said many of these units are already allocated or under construction and noted limited immediate apartment availability locally.
Trustees discussed how residential growth is driving demand for commercial tenants and said the village is updating its comprehensive plan to reflect recent trends. Mr. Zenner and trustees emphasized phased approvals, timing uncertainties for some projects and the need for continued coordination on permits and infrastructure to support new neighborhoods.
No final land-use votes were recorded in the open session portion of the meeting; several subdivision and final-plat items were noted as pending or expected at future hearings.
