The Board of Zoning Appeals approved a variance to allow a 1,120-square-foot accessory structure on an SF‑1 single-family lot near the intersection of Harry and South Andover Road.
City staff described the parcel as approximately 0.8 acres in size and said the requested structure would exceed the SF‑1 500-square-foot accessory maximum but that total lot coverage would remain about 8%, well under the 35% allowed in the district. Staff noted the neighborhood contains similar, larger detached structures that predate the 2018 Unified Development Model, and concluded the request would not create anticipated detrimental effects.
Applicant Ron Tozier introduced himself and said the building is for personal use and storage, will have a 10-foot ceiling, and will be sided to match the house. "I checked the immediate neighbors, and they all thought it was fine," Tozier said.
Board members reviewed the variance criteria, including practical difficulty and impacts on adjacent property; staff and several board members concurred that the lot size and surrounding conditions support the variance. Gary Israel moved that the chair be authorized to sign a resolution granting the variance for case BZA‑V26‑0005; the motion was seconded and passed. The board directed staff to prepare a resolution and make it available to the applicant within 45 days. The record and the resolution will specify the appeal timeline (30 days after filing) for any aggrieved parties.
The variance approval is limited to the specifics presented at the hearing; any material changes or additional uses would require further review.
