The New Prague City Council approved Variance V1-2026 by unanimous vote to allow Aventus Investments LLC to deviate from standard landscaping spacing for a proposed 50,000-square-foot multi-tenant building in the New Prague Business Park.
Staff and the planning commission recommended approval (planning commission vote 4-0). City staff explained the applicant proposed wider spacing — roughly 60 feet between certain street trees instead of the ordinance requirement of 40 feet — and additional decorative planting islands closer to the building to preserve building visibility for multiple tenants. A 3D site rendering and enhanced building elevations were shown to the council.
Council and staff also addressed utilities and easement concerns: some proposed trees would sit close to an existing drainage utility easement and near an underground city stormwater pipe. A condition of approval requires the property owner to accept responsibility for any root damage to underground utilities and for maintenance and removal costs resulting from such damage.
Staff noted the approval is contingent on the sale and closing of the lots; if the lot sale fails to proceed, the variance recordation will not move forward. The council moved and seconded the variance; the motion passed 4-0.
