Burleson council approves two rezones for Old Town and Chisholm Trail corridor parcels

Burleson — On Dec. 15 the City Council approved two zoning change requests on first and final reading.

The first case, 212 South Warren (Case 25‑239), requested a change from SF‑7 (single‑family, 7,000 sq. ft. lots) to General Retail so the property could be used for retail or other commercial uses allowed under Old Town design standards. Deputy Director of Development Services Emilio Sanchez (speaker 12) said staff had sent notices to nearby property owners, published a newspaper notice and posted a sign; staff recommended approval and reported that the Planning and Zoning Commission recommended approval 8–0. Janice Pollock spoke during the public hearing on behalf of applicant Karen Johnson and asked council to allow the rezoning to proceed so the owner could sell the lot with a commercial zoning.

Council opened and closed the public hearing and approved the zoning change on a unanimous vote. Council members noted that although General Retail adds parking requirements, it aligns with Old Town uses and provides more control over parking than a less‑restrictive central commercial designation.

The second case (22-20 West FM 917, Case 25‑285) sought rezoning from Agricultural to General Retail at the northwest corner of FM 917 and Chisholm Trail Parkway. Sanchez said staff again recommended approval and that the Planning and Zoning Commission had voted 8–0 in favor. The applicant included a conceptual site plan that showed a convenience store with fuel sales; staff emphasized the concept plan is illustrative and that site plan review and required special permits would follow. Council opened a brief public hearing, heard no opposition, and approved the change on first and final reading by unanimous vote.

Both approvals were described by staff as consistent with the comprehensive plan and subject to subsequent site plan and engineering review.
