The applicant plans a masonry skirt to tie the new and existing facades together and will remove three accessory structures on the north side of the lot. Staff noted outdoor storage on the site is legally nonconforming and is not proposed to be expanded.
During council comment, members praised the brick detail and asked whether adding one extra parking stall might improve future marketability; staff said the project met current parking requirements and additional parking could be accommodated on site if needed. The motion to approve the site plan carried on a unanimous council vote.
Next steps: final building permits will follow council approval and any long‑term property changes (including public road access tied to a future plat) would return to council as required.
