Commission recommends approval of Castle Meadows Phase 8 preliminary plat, notes one lot-size correction needed

The Kasson City Planning Commission recommended that the Kasson City Council approve the preliminary plat for Castle Meadows Phase 8, an eight-lot subdivision at the end of a proposed cul-de-sac, with staff noting one lot (Lot 1) is slightly undersized and should be corrected before final plat.
Staff said drainage for this phase had been accounted for and that the engineer’s comments had been shared with the applicant. Staff identified Lot 1 at about 7,920 square feet versus the 8,000-square-foot minimum required by code and asked that the discrepancy be corrected at the final plat stage.
Randy Feirstead, who lives near the retention pond, said the pond has performed adequately but requested confirmation that additional drainage would be tied into the pond for the new lots. Project engineer Tyler Mandler (WSC Massey) said the review conditions were agreeable, that the applicant is addressing the comments, and that a modification in a previous phase lowered emergency overflow elevations to provide relief before adjacent houses would be affected.
A motion to recommend approval of the preliminary plat (with engineer comments and corrections applied at final plat) was made, seconded and passed by voice vote; the recommendation will be forwarded to the Kasson City Council.
