Summary
At its April 6 meeting, the Adams County Planning & Zoning Commission recommended approval of three rural subdivision plats — Robinson, Hanson Plambeck, and Terwey Acres — sending each to the Board of Commissioners by unanimous roll-call recommendation of members present.
The Adams County Planning & Zoning Commission on April 6 recommended that the Board of Commissioners approve three proposed subdivisions in rural Adams County.
The commission voted to forward three plats after staff comments and brief applicant presentations. For Case #26-04.1, Gavin Robinson of 12940 W. Lochland Road, Juniata, said he intends to build a 50-by-85-foot residence with an attached shop on the proposed lot. Commissioner Junker moved to recommend approval and Commissioner Hammer seconded; the roll call recorded six yes votes, three members absent, and the recommendation was forwarded to the Board of Commissioners.
For Case #26-04.2, presented as the Hanson Plambeck Subdivision, Brad Plambeck of 16165 Saddlehorn Road, Holstein, said the property was inherited by “Janet,” who does not want to maintain the buildings and would like to sell them to Brad and Seth Plambeck; the commission noted that two subdivisions will be created. Legal Representative Allen moved to recommend approval and Commissioner Sidlo seconded; the roll call again recorded six yes votes with three members absent.
Case #26-04.3, Terwey Acres Subdivision, was presented by Travis Augustin of 13750 70th Road, Juniata. Augustin said he marketed the parcel for an individual to build a house; access to the lot will be from Highway 281 by driveway, with an easement retained to allow a farmer to enter adjacent fields. Commissioner Henrie moved to recommend approval and Commissioner Hammer seconded; the commission voted six to zero with three members absent to forward the plat to the Board of Commissioners.
Director Judy Mignery read staff comments into the record for each plat and presented March zoning permits and revenue figures in the staff report. Chairperson Wilson noted that a quorum was present and that the meeting was recorded. In committee reports, members said that representatives attended NPZA, that Mignery received the Lorretta Ludeman award for outstanding zoning administrator, and that renewable energy was a topic at the conference.
All three recommendations are advisory; the Board of Commissioners will consider final approval at a subsequent meeting. The Planning & Zoning Commission’s next regular meeting is scheduled for May 4, 2026.
