Council approves specific-use permit for outdoor seating at 2208 Central Drive, bars pickleball court

The Bedford City Council on March 24 approved a specific-use permit for outdoor seating at the property commonly known as 2208 Central Drive (McKay’s Restaurant Addition) while declining a proposed pickleball court on the site.
Development Director Wes Morrison told the council the request had two elements: reinstating an existing outdoor seating area that had been installed without the proper permit and considering a proposed outdoor-amusement element for a pickleball court. He said the Planning and Zoning Commission recommended approval with two conditions: the outdoor seating area be screened with evergreen shrubs and that the outdoor-amusement request (the pickleball courts) not be permitted in the current design and location.
Morrison said staff and the planning commission had no responses from notified property owners and that the commission had discussed design and screening concerns. The council asked staff to confirm screening size and whether a future, redesigned pickleball proposal could be returned for consideration; Morrison said a new SUP application would be required for that element.
The mayor opened a public hearing that lasted about a minute; no members of the public spoke. Councilmember Sable moved to approve the ordinance with the Planning and Zoning conditions; Mayor Pro Tem Michelle Dawkins seconded. The motion passed unanimously.
The conditions approved by the council require staff to work with the applicant to ensure the outdoor seating fencing is screened with evergreen plantings (staff noted screening typically ranges from about 3–4 feet, and egress gates would of course remain unobstructed). The council and staff recorded that the pickleball portion could be refiled as a separate application with improved design details if the applicant chooses.
The decision amends local zoning approvals for one parcel at the Central Drive and Eldon Dodson Drive corner and follows a 7–0 favorable recommendation from the Planning and Zoning Commission.
