At its meeting, the Waxahachie Planning and Zoning Commission recommended approval of a specific-use permit (CDC-77-2025) to allow an accessory structure exceeding 700 square feet at 116 Homestead Lane, a property listed in the application as owned by Chad and Jennifer Tusteson.
Caleb, a city staff member presenting the case, told commissioners the lot is approximately one acre, the primary residence is about 2,429 square feet, and the proposed one‑story metal accessory building would total roughly 1,600 square feet; the applicant’s operational plan described use as storage, a workshop and a personal workout area. "We recommend a motion of approval for this item," Caleb said during his presentation.
Caleb told the commission staff received no letters of opposition or support for the request and that the applicant had addressed recommended conditions; the proposed accessory structure would include electrical service but no plumbing, according to the operational plan in the agenda packet. Commissioners asked whether the applicant had agreed to the conditions; staff confirmed they had.
A motion to recommend approval, subject to the staff report conditions and authorizing the mayor or city manager to sign associated documents, was moved, seconded and carried by voice vote.
The commission’s recommendation will be forwarded to the city for final execution of paperwork and any required administrative steps.
