Commission approves tattoo studio SUP for 120 N. U.S. Highway 77

The Waxahachie Planning and Zoning Commission recommended approval of ZDCDash112Dash2025, a specific-use permit to allow a tattoo and body-piercing studio at 120 N. U.S. Highway 77 (Suite A).

City staff summarized the request and noted a previously approved SUP for the space had lapsed because the lessee did not occupy the premises within six months. Staff reported that 20 notices were sent to owners within 200 feet and that staff received no letters of opposition or support. The applicant, Javier Landeros, introduced himself and described operating a studio in West Texas for nearly eight years; he said the new Waxahachie location will operate primarily by appointment, typically with one chair and usually staffed by him alone, though walk-ins would be accommodated occasionally. He said the studio would be licensed under state requirements and would not include living quarters.

Commissioners asked about hours, staffing and floor-plan details (the applicant confirmed a half bath and that there would be no separate water meter). After brief questions and no public speakers, the commission moved to recommend approval subject to the conditions in the staff report; the motion carried.
