Planning staff recommended a plan-development district modification to accommodate a 40,000-square-foot EOS Fitness and associated site design changes, including adjusted glazing and foundation-planting standards. Staff and developers said fire, engineering and building reviews supported the zoning-for-review and that the proposal would serve as a commercial anchor.
Developer and engineering representatives (Michael Doggett and Art Babcock) said the design met practical site constraints and that the proposal included trail and seating elements to offset reduced foundation planting. A city representative noted sales tax from memberships would be tied to the Little Elm location.
Council voted in favor of Ordinance 18 37 and later approved the related development agreement, with council confirming the item and the DA on the record.
What’s next: With ordinance adoption and the DA in place, the project may proceed to site-development and construction permitting subject to building and engineering approvals.
