Weatherford panel approves rezoning for 14-acre commercial site at Cleburne Avenue and Tintop Road

The Weatherford Planning and Zoning Commission unanimously approved a zoning map amendment and general-plan change for a roughly 14.17-acre tract at the southeast corner of Cleburne Avenue and Tintop Road, moving the property from agricultural to C-2 (interstate commercial).
Staff planner Sergio told the commission the property’s current general plan shows a mix of entertainment and urban living but the applicant, BT Cobb Development LLC, requested a community-commercial designation and C-2 zoning. "Staff recommends approval of both the zoning map and the general map amendment," Sergio said.
Resident Lance Slothor urged the commission to explain why C-2 was chosen instead of C-1, noting his understanding that C-2 often allows uses such as fast-food and gas stations. "If I'm not mistaken, interstate commercial is recommended for fast food, quick items like gas stations," Slothor said, and he asked whether standard screening, 50-foot setbacks and masonry walls would separate residents from future commercial buildings.
Commission staff replied that the city’s interstate-corridor C-2 district includes uses and allowances distinct from C-1 but that the city’s screening and setback regulations that separate commercial from residential uses would still apply. The staff presentation emphasized that C-2 is used for the interstate corridor and that similar properties not directly abutting the interstate are nonetheless zoned C-2 in the area.
With no additional public speakers, the commission moved and voted to approve the requested zoning and general-plan amendment. Commissioner Dr. Tarbay made the motion and Kathy Wiley seconded; the motion passed unanimously.
The commission’s action forwards the matter to the Weatherford City Council, which will consider the application at a future meeting and post its agenda at least 72 hours beforehand.
