The Pickens County Planning Commission approved RZ191121, rezoning a 1.93‑acre tract from rural residential to highway business to permit marketing of the parcel to contractors or service‑oriented businesses along the corridor.
Nancy Maddox, representing Galloway Construction and Consulting, Inc., presented a packet and a PowerPoint and argued the proposed uses align with the Pickens County joint comprehensive plan for the North Jasper corridor. Maddox cited a GDOT traffic count of "upwards of 5,800 a day" (data point she said was two years old) as evidence the corridor can support commercial uses. "It is upwards of 5,800 a day for traveling on that road," Maddox said.
Maddox described the target market as contractor service‑industry users (storage and vans, limited customer drop‑off) and said site design and buffering will be used to reduce impacts on adjacent residences. Commissioners asked about building sizes, buffering, and whether the parcel would be marketed to multiple tenants; Maddox said the developer plans to market to single businesses or to build to suit small contractor uses.
A motion to approve the staff recommendation was made and seconded; the chair called the vote and announced the motion carried. The commission closed the hearing and adjourned later in the meeting.
