If the Board of County Commissioners later approves the change, the property’s allowable density could rise from 10 to as many as 20 single‑family dwelling units on roughly 5 acres.
Matty Bangatar of the county’s Growth Management Department introduced the application and urged the commission to recommend approval based on comprehensive‑plan and land‑development code criteria. "This is a straight rezoning request," Bangatar said. "We cannot place any conditions on it." Bangatar told the commission the parcel lies inside the county’s urban cluster and that the R1A zoning would implement the low‑density residential future‑land‑use designation.
