County staff told the board the change would allow as many as 20 single‑family homes on the site under the existing future‑land‑use designation.
Growth Management senior planner Mayde Bangatar presented the staff analysis, saying the parcel lies inside the county's urban cluster, is on a county‑maintained road and that environmental review found the rezoning consistent with natural‑resource protections. "This area already has R1A zoning in the surrounding parcels," staff said in remarks to the board.
