Miss Terry told the board that University of Florida environmental health and safety mandates required replacing existing wood framing in the art wing with gypsum and metal stud walls after the construction team discovered the material in the kiln/art area. The work also includes replacing kiln‑room plywood ceilings with lay‑in ACT ceiling panels, plumbing upgrades (PVC to copper), electrical and lighting updates, fire‑alarm and other related work.
The additive change order increases the contract by $200,766.02 and adds 323 consecutive calendar days to the contract time, yielding a revised substantial completion date of July 17, 2026. Staff said the change‑order value exceeded the board‑reporting threshold (single change orders of $50,000 or cumulative 8% as per board policy 6345), which is why it came before the board for approval.
Board members asked whether this work is consistent with longer‑term facility plans and whether additional renovations should be coordinated to avoid duplication; construction staff (Richard Rucker) said the building is relatively new and likely to be renovated rather than rebuilt, and that the current scope upgrades are consistent with larger renovation plans. The board approved the superintendent’s recommendation to accept the change order (motion passed 5‑0).
