Commission continues demolition request at 313 South 5th Street pending documentation

The Downtown Commission continued consideration of an application to demolish a two-story 1930s-era commercial building at 313 South 5th Street, asking the applicant to return with documentation that staff and commissioners said was necessary to follow established demolition-review processes.
Bob Lamb, executive vice president of development for Connect Real Estate, told commissioners the city had directed the owner to pursue demolition based on code violations and a recent rear fire and that the owner had requested emergency demolition (denied). Lamb said the building is part of a larger campus being marketed for sale and he was not in a position to define a redevelopment timeline.
Commissioners asked for written evidence of the city's code order and suggested photographs showing how the building sits in the streetscape to help weigh the downtown guideline preference for preservation versus replacement. One commissioner said, "Without seeing the paperwork, I feel like I don't have enough information to make a decision." Staff reminded the commission that it is within their authority to continue the application until the applicant supplies additional documentation.
A motion to continue the application was moved and seconded and carried; the commission instructed the applicant to return at the next meeting with the requested documentation and photographs so commissioners could reassess the demolition request.
